Location

The site is situated immediately north of Coventry City Centre accessed off Abbotts Lane with a secondary access road off Upper Hill Street to the south west and occupies a prominent and highly visible location adjoining the Coventry inner ring road (A4053) and is situated in a mixed use area comprising traditional terraced houses, some commercial uses and a community fire station. It is located within walking distance of Coventry City Centre and is approximately 0.6 miles to the west of Coventry University.

Description

The over £100 million scheme will create a new residential area in a highly sustainable location, providing quality accommodation to rent and buy.

Following concerns raised over an application submitted on the site in 2019, the new scheme has been completely redesigned:

  • Will provide 20% affordable housing
  • Includes more car parking. Of the car parking that is proposed, a minimum of 25% of the spaces will be for electric vehicles and there will be a residents car club.
  • Is greener, hiding car parking underneath the buildings allowing the linear park to flow through the site. Over 1,000 trees and saplings, and 23,000 shrubs have been planted in the new linear park to date
  • Will have exemplar sustainability credentials increasing carbon efficiency by 40% above building regulations requirements. This is being achieved through efficient building fabric and fittings, photovoltaics and air source heat pumps.

CDP acquired the 5.5 acre site from National Grid in 2017, and has been working with West Midlands Combined Authority and Coventry City Council on the project which will regenerate the brownfield site that has been vacant since 2012.

CDP has been working closely with Coventry City Council and other stakeholders to bring forward wider plans to extend the route to the north to Naul’s Mill Park and south to the Belgrade Plaza, improving the permeability of the area which is currently largely inaccessible by foot.
