Planning fees and services

The Town and Country Planning (fees for applications, deemed applications, requests and site visits) (England) (amendment) Regulations 2023.

These Regulations amend the Town and Country Planning (Fees for Applications, Deemed Applications, Requests and Site Visits) (England) Regulations 2012 (S.I. 2012/2920) (“the 2012 Fees Regulations”).

Fee refunds

The Local Planning Authority (LPA) receives a high number of invalid applications and this uses a significant amount of time and resources. The LPA will be increasing the administration charges for the process of dealing with invalid applications from 1 April 2025.  This is aimed at improving the quality of applications submitted to us and increasing the number of applications valid at first submission. This will enable the planning team to focus on processing and assessing planning applications rather than managing invalid applications.

From 1 April 2025 the admin fee will be 10% of the application fee with a minimum fee of £50 and maximum fee of £500. This will be applied to refunds where applications are returned as invalid. If your application is not valid upon receipt you will be notified of the discrepancies which you will need to rectify. If these are not resolved within 21 days then the application will be returned to you as invalid and the fee will be refunded, less the admin charge, unless the named case officer has agreed a longer period with you in writing.

To avoid a charge for an invalid planning application we recommend that you consult the Council’s Local List of Validation Requirements prior to submission. If further advice is required we offer a pre application advice service.

Applications that have been made valid and subsequently withdrawn will not be eligible for a fee refund.
